Removals in Brockley and Crofton Park
A conservation area of tall Victorian villas, most of them now flats.
Brockley has one of the largest conservation areas in south London, and it is built almost entirely of tall, detached and semi-detached Victorian villas set back behind front gardens.
Almost all of them have been divided into flats. That single fact defines the work here: a Brockley move is usually a flat move inside a very large house, with a shared front door, a communal staircase and three or four floors above ground.
Crofton Park and Ladywell are similar in character with slightly later stock, and Honor Oak climbs the hill towards the park.
Conservation status, shared stairs and the hill
The conservation area restricts what can be altered, and in practice it means original front doors, original staircases and original window openings. We protect all of it before anything moves, and we do not take out a sash to get a sofa through.
The staircases are the job. Villa conversions typically have one shared flight serving every flat, often with a half-landing turn and a handrail that cannot take weight. A top-floor flat in a four-storey villa is a genuine stair carry and it gets the crew size it needs rather than the crew size that would be cheaper.
Communal-area protection is not optional here. Most of these buildings are owned by several leaseholders, and damage to a shared hallway becomes somebody else's bill. Runners and corner guards go down first.
Front gardens mean the van usually cannot get close to the door, so there is a carry from the kerb through a gate and up a path. We measure it rather than guess.

- Victorian villa conversions
- Tall, handsome, and split into flats. Shared stairs, half-landings, no lift, and a carry from the gate.
- Top-floor and loft flats
- Four floors up with a tight final turn. The commonest reason a Brockley item does not fit.
- Garden flats
- Ground and lower-ground. Easier for the stairs, harder for the steps down from the street.
- Crofton Park terraces
- Later, smaller, more conventional. Straightforward by comparison.
