Removals in Lee and Hither Green
The Corbett Estate, wide Edwardian streets and a covenant that still bites.
Lee and Hither Green are where the borough gets greener and the houses get bigger. The Corbett Estate — built by Archibald Cameron Corbett in the 1890s and 1900s — covers a large part of it, and it has a particular character that shows up on moving day.
The streets are wide, laid out on a grid, and the houses are generous Edwardian terraces and semis with bay fronts and long gardens. Compared with the tighter Victorian stock further north, this is comfortable territory to work in.
It is also family territory, which means the moves tend to be larger, fuller, and more likely to involve a loft nobody has opened since they moved in.
Wide streets, deep houses and the Corbett covenant
The Corbett Estate streets are unusually wide for inner south-east London, which makes standing a large vehicle genuinely straightforward. Parking pressure is still real on weekday mornings, but there is normally a workable position within a sensible carry.
Corbett built the estate with covenants attached — most famously no pubs, and restrictions on alterations. Several still apply to the houses. They do not affect a removal directly, but they are why so many of these houses have unaltered original layouts, with narrow hallways behind generous frontages.
These are deep houses. Three floors plus a loft conversion and a cellar is common, and the volume regularly comes in above what the owner estimates. We count the loft and the garden properly at the survey because that is what sizes the vehicle.
Around Hither Green station and Staplehurst Road the streets tighten and the parking gets harder. Those addresses are treated more like Catford than like the Corbett Estate.
The housing here
- Corbett Estate Edwardians
- Bay-fronted, three storeys, original layouts. Wide outside, surprisingly narrow inside.
- Loft conversions
- Very common here, and usually reached by a steep final flight. Large items frequently will not come down — we check before the day.
- Lee Green flats
- Purpose-built and converted stock around the A20 junction, with the usual lift and loading questions.
- Larger detached and semi stock
- Towards Grove Park and Manor Park. Driveways, garages and real volume.
